The most noticeable shift in Perth’s market right The most noticeable shift in Perth’s market right now is the level of available properties to purchase. 

Current listings across the metro area have lifted slightly in recent weeks from just under 2000 houses to 2,070 houses, but that remains at historically tight levels. Its less than 12 months ago and it is way below the 14,000+ that were for sale 10 years ago. Perth has never seen a market like this, and the ongoing shortage continues to shape how the market behaves, particularly in well-located and tightly held suburbs.

There are a few reasons behind this. Many homeowners are holding rather than selling, supported by strong price growth over recent years and a lack of urgency to move. At the same time, those considering selling are often weighing up where they would buy next, with limited options available. Until they can see where they want to go, they don’t put their own home on the market. Layered onto this is the volume of people wanting to move to Perth, because we have the best lifestyle in the country, a building industry that’s just coming out of the most disputed period in well over 50 years and you can see how pretty quickly we end here, with demand far outweighing supply.

For buyers, this means that while there may be slightly more choices emerging, quality homes are still attracting lots of competition, and decisive action is often required when the right opportunity appears. If you’re getting finance, we recommend getting pre-approval in place early, as much as possible.

For sellers, low stock continues to work in your favour. With fewer comparable properties on the market, well-presented homes that are priced in line with buyer expectations are still seeing strong engagement and flowing on to clear outcomes. Interest rate increases, higher fuel costs, uncertainty driven by geo-political turmoil, has all had a mild tempering effect on the market, but the fundamentals that are supporting our housing market remain strong.
